What Will My Remodel Cost?

Whether it’s a kitchen, a primary bathroom, a home office, or a wine cellar, it’s the first question every homeowner asks. It’s also one of the hardest to answer honestly, because the cost depends on dozens of decisions you haven’t made yet.

At NOR Design & Construction, we don’t guess. We help you make those decisions first, then give you a fixed bid for your entire project. You know what your remodel will cost before construction begins.

Why there’s no simple answer

Take tile. It can cost a few dollars per square foot or well over $100 per square foot. A price quoted before you’ve chosen your tile has to assume something, and it usually assumes the most basic option.

The same is true for every selection in your project: countertops, cabinets, flooring, lighting, plumbing fixtures, and appliances. Each one can swing the total by thousands of dollars. That’s why we never quote a number before those choices are made.

A fixed bid, not an estimate

Many remodeling estimates are written before the finishes are chosen. When real selections are made later, the price climbs through change orders. It’s a common experience, and it’s why so many homeowners end up over budget.

Our process is built to avoid that. During design, we go well beyond a floor plan. We develop detailed elevations and help you select every fixed finish, including:

  • Flooring, countertops, and wall tile, down to the grout color
  • Cabinet style and color
  • Paint colors
  • Lighting and plumbing fixtures
  • Appliances

With every selection made, we price your entire project and give you a fixed bid. You won’t see surprise change orders unless you decide to make a change.

You set the budget

Because every finish is priced, you can see exactly where your money goes. Want to bring the number down? Choose a different countertop or adjust the scope. Want to splurge on the tile you love? You’ll know exactly what it adds. Instead of us telling you what a kitchen “might” cost, you decide what your remodel will cost.

The one exception: what’s behind the walls

We can’t see through walls. If we open one up and find something hidden, like water damage, mold, or wiring that isn’t up to code, we’ll stop, show you what we found, and price the fix before moving forward. That’s the one kind of change order you might see from us, and it’s for fixing a real problem, not for selections we should have priced from the start.

Weeks of construction, not months

Clients who’ve remodeled before often tell us their last project dragged on for 6 to 9 months. With our process, construction typically takes:

  • Kitchen: 8 to 14 weeks
  • Primary bathroom: 6 to 12 weeks

That’s measured from demolition to a completed punch list. The difference is preparation. Because every finish is selected before we start, we order all of your materials in advance and have them on hand. Day one is floor protection, dust control, and demolition. As soon as demo is done, we move straight into framing and installation, with no waiting on back-ordered materials.

Designers who build

NOR Design & Construction was founded in 2019 by Jessica and Brian, who each bring more than 20 years of experience. Jessica’s is in residential design-build, and Brian’s is in commercial design. We’re designers first, and we design every project with how it will actually be built in mind.

In a traditional remodel, you pay an architect or designer to explain the design to a contractor, and hope the contractor builds it the way it was intended. With us, the designer and the builder are the same company. NOR employees handle the framing, installation, and on-site project management. They coordinate licensed electricians and plumbers who have worked with Jessica for over two decades. Those partners know our standards and our timelines, and they give our projects priority on pricing and scheduling.

One team, start to finish

The team you meet on day one is the team that finishes your project. You won’t be handed off from a salesperson to a designer and then to a construction crew. To make that possible, we limit how many projects we take on at a time, so every client gets the same attention and the same quality.

How to get started

  1. Free Zoom consultation. We talk through your goals and scope to make sure we’re a good fit.
  2. Free home visit. We see your space in person and confirm the project is within our capabilities. Once we’ve seen your home, we can often give you a ballpark range, because we can see the quality of your existing finishes and price a remodel that matches them.
  3. Professional Services Agreement. This covers the full design and bidding process. Fees start at around $1,500 depending on your project’s scope. Revisions are included, with no hourly billing and no time limit. If you build with us, the fee is applied to your construction contract. If you don’t, the drawings, 3D renderings, and specifications are yours to take to any contractor.
  4. Design, selections, and your fixed bid. We finalize every detail together, then give you one number for your whole project.

Frequently asked questions

How much does a kitchen remodel cost in Seattle?

It depends mostly on your selections: cabinets, countertops, tile, appliances, and fixtures can each change the total by thousands of dollars. NOR Design & Construction helps you choose every finish first, then provides a fixed bid for the entire project, so you know the real cost before construction starts.

Can you give me a price before design?

After a free Zoom consultation and a free home visit, we can often give you a ballpark range based on the quality of your existing finishes. Your exact price comes as a fixed bid once design and selections are complete.

What is a fixed bid?

A fixed bid is one price for your entire remodel, based on finishes you’ve already selected. Unlike an estimate, it doesn’t change unless you request a change or we uncover a hidden condition, like water damage behind a wall.

How long does a kitchen or bathroom remodel take?

With NOR, construction typically takes 8 to 14 weeks for a kitchen and 6 to 12 weeks for a primary bathroom, from demolition to completed punch list. Materials are ordered in advance, so work doesn’t stall waiting on deliveries.

Do you charge for design?

Yes. Design and bidding are covered by a Professional Services Agreement, with fees starting around $1,500 depending on scope. Revisions are included, there’s no hourly billing, and the fee is applied to your construction contract if you build with us.

Do I own the design if I don’t build with you?

Yes. The drawings, 3D renderings, and specifications are yours to take to any contractor for bidding or construction.
