Lift a corner of the vinyl in a Seattle kitchen built between the wars and you usually find a small archaeology. Sheet vinyl over an older sheet vinyl. Under that, a layer of thin plywood or particleboard underlayment, stapled down at close intervals. Under that, sometimes linoleum. And under all of it, the original floor — vertical-grain fir planks, laid tight, often running diagonally to the joists, still perfectly sound and sitting a little lower than the floor in the next room.
That stack is the real starting point for a kitchen flooring decision in an older Seattle house. Not the showroom. Every material choice we make gets filtered through what is already down there, what the climate does to it, and what the rest of the house looks like when you stand in the doorway.
What’s under my kitchen floor right now?
We find out before we specify anything, because the substrate rules out more options than taste ever does.
Three things matter. First, flatness: a hundred-year-old floor in a house that has settled toward one corner is rarely flat enough for large-format tile without a leveling layer, and a big rectangular tile is unforgiving about it. Second, stiffness: tile and stone crack over floor framing that flexes, and the joist spans and sizes in 1920s construction were not designed with a heavy rigid finish in mind. Sometimes stiffening the floor from below in the basement or crawlspace is straightforward. Sometimes it is not, and that changes the recommendation. Third, height: whatever we put down has to meet the fir in the dining room at a threshold you will not trip on for the next twenty years.
None of this is visible at a walkthrough, which is one reason we resolve it during design rather than discovering it after demolition.
Can we match the original fir?
Sometimes, and it deserves a careful answer rather than a hopeful one.
If the original fir extends into the kitchen under the vinyl and is intact, refinishing it as part of a continuous floor is often the most beautiful outcome available and frequently the least expensive one. Old-growth vertical-grain fir has a tightness of grain that nothing sold today replicates, and a kitchen that flows into the dining room on one unbroken floor reads as original in a way that no transition strip does.
The complications are real, though. Fir is soft — it dents and it shows wear at the sink and in front of the range. Staples from decades of underlayment leave thousands of small holes that a refinish will not fully erase. And if the layout changes at all, patching new fir into old is a matching exercise, because new fir looks different and takes stain differently. We are generally in favor of accepting some of that character rather than sanding the floor to within an inch of its life, but it is a conversation to have with clear eyes.
Where the original floor is gone or was never there, matching by species rather than by exact plank is usually the smarter goal, and a well-chosen engineered floor can do it convincingly.
Does wood belong in a kitchen in a climate this damp?
Yes, with two qualifications that matter more here than in drier places.
The first is what is under the house. A great many Seattle homes sit over a crawlspace, and older ones often have no vapor barrier, or a torn one, or a ground surface that stays wet all winter. Moisture rising into the underside of a wood floor is a slow problem that shows up as cupping, gapping, and finish failure years later. Before we put wood in a kitchen, we look under the house. If the crawlspace needs a proper vapor barrier and better ventilation, that becomes part of the project, not an optional extra — and it improves the whole house, not just the kitchen.
The second is engineered versus solid. In our wet-winter, dry-summer swing, engineered wood with a real wear layer moves less across the seasons than solid plank, which means fewer seasonal gaps at the joints. In a kitchen — where a dishwasher will eventually leak and where the floor takes water at the sink regardless of how careful anyone is — that stability is worth more than the ability to sand it four times over its life.
Is tile too cold for a Seattle house?
Tile has genuine advantages here. Porcelain does not care about spills, dogs, or wet boots coming in from the back steps in February, and in a kitchen that opens onto a mudroom or a garden that stays soggy for six months, that is not a small thing.
The cold is real and it is fixable. Electric radiant mat under tile is one of the few upgrades we recommend almost every time it fits the project — it is inexpensive relative to what it changes, it takes the sting out of a tile floor on a dark January morning, and it is essentially invisible. If we are putting tile in a kitchen, we plan the heat with it, not as an afterthought.
What we watch is the substrate work described earlier, and the grout. A busy kitchen floor with narrow grout lines in a pale color will look tired sooner than the tile itself does. We choose grout colors expecting them to be lived on.
What about luxury vinyl plank?
It has improved a great deal and it has a legitimate place — rental properties, basements, mudrooms, houses with large dogs and a family that does not want to think about the floor. It handles water better than anything else in this list and it is comfortable underfoot.
Our reservation is about the house rather than the product. In a 1920s Craftsman with original fir in the adjacent rooms, a plank floor imitating wood next to actual wood is a comparison the house makes for you every time you walk through the doorway. In a mid-century home, or in a kitchen that is already separated from the older rooms, that tension does not exist and the practical case is strong. The material is not the problem; the adjacency is.
How do we actually decide?
We look under the house, we look under the existing floor, we stand in the doorway and look at what the kitchen has to meet, and then we ask how you use the room — whether shoes come off at the door, whether there is a dog, whether anyone stands at the sink for long stretches. Only then do we name a material. That sequence is the same one we use for every surface in a project, described in our material selection process, and it is why the floor is chosen with the cabinetry and the light rather than at the end.
