The order of a kitchen build is not a matter of preference. Drywall cannot go up before an inspector has seen the wiring. Countertops cannot be fabricated before the cabinets they sit on are physically installed and measured. Flooring, in most cases, has to be in before the cabinets, which means it has to be ordered and acclimated well before that. The sequence is a chain of dependencies, and every one of them has to happen in the right place or the whole thing stalls.

Homeowners rarely get told this in advance, which is why the middle of a remodel so often feels like nothing is happening. It’s usually the opposite — the quiet stretches are almost always the ones where a dependency is being satisfied. Here’s the order, and what each stage is really for.

One caveat before we start: we’re describing the sequence, not promising durations. How long each stage runs depends on the size of the project, what the house turns out to be hiding, and inspection scheduling. Your actual schedule is worked out before construction begins and comes with your fixed bid, not from a blog post.

What happens on the first day?

Protection, before anything is touched. Floor coverings through the path from the door to the kitchen, plastic containment at the openings, and a plan for where dust and debris exit the house. In an older Seattle home this matters more than people expect, because plaster-and-lath demolition produces a fine, pervasive dust that will find its way into a bedroom two floors up if the containment is careless.

Then demolition. Cabinets out, appliances out, counters out, flooring up where it’s coming up, and walls opened where the drawings call for it. If your temporary kitchen isn’t already set up, it needs to be — this is the moment the room stops being usable. Demolition is also when the house finally tells you the truth. Under the vinyl there may be original fir. Behind the plaster there may be knob-and-tube wiring, a section of pipe nobody knew about, or a stud bay that explains why the floor has always sloped toward the back door. We investigate what we can during design specifically to reduce the number of these, but a hundred-year-old house keeps a few secrets until the walls are open.

What happens once the walls are open?

Rough-in. This is the invisible half of a kitchen remodel and the part that determines whether the finished room actually works.

Framing goes first if walls are moving — new headers, a beam if something load-bearing came out, blocking for cabinets and for the hood. Then plumbing runs to the new sink location and the pot filler if there is one. Then electrical: circuits for the range, the ovens, the disposal, the dishwasher, the microwave drawer, the under-cabinet lighting, and every outlet the code requires along the counter run. Then mechanical — the hood duct to the exterior, and any HVAC that has to be rerouted around the new work.

These trades overlap and coordinate, and the order among them matters. Ductwork is the least flexible thing in the wall, so it generally gets first claim on the space. Electrical is the most flexible, so it works around everything else.

This is the stage where the depth of the design phase pays off most visibly. Every light location, switch, and outlet has already been decided on paper, so the electrician is executing a plan rather than asking you to make twenty decisions while standing in a demolished room. That is a large part of what our planning sequence exists to prevent.

Why is there a pause before drywall?

Because an inspector has to see it. Framing, electrical, plumbing and mechanical rough-ins are inspected while they’re still visible, and nothing gets covered until they pass. In Seattle that’s coordinated through SDCI, and the timing depends on their schedule as much as ours.

It can feel like dead time. It isn’t — this is the checkpoint that means the wiring in your walls is correct and documented, which matters both for safety and for the day you eventually sell the house. We schedule around it rather than against it, and where possible we stage other work that doesn’t depend on those walls.

Once it passes: insulation, then drywall, then tape and mud and sanding, then primer. Drywall finishing is its own small sequence with drying time built in, and it cannot be compressed by working harder.

When do the cabinets go in?

After the floor, in most kitchens. Running flooring under the cabinets gives cleaner transitions, better height relationships with appliances, and no trapped edge if a base cabinet ever changes. Wood flooring also needs time in the house to acclimate before it’s installed — a real consideration in our climate, where a floor delivered in February arrives at a very different moisture content than the room it’s going into.

Then the cabinets themselves. In an older Seattle house this is slow, careful work: walls that aren’t plumb, floors that aren’t level, and corners that are not ninety degrees. Boxes get shimmed and leveled to a true line, then scribed fillers close the gaps against the wall. Done well, nobody ever notices. Done quickly, you see it every day.

Why the gap between cabinets and countertops?

Because the countertop is templated off the installed cabinets, not off the drawings. A fabricator comes out, makes a physical or digital template of the actual boxes as they sit, and then the slab is cut, edged and polished off site. That fabrication takes real time, and it can’t start earlier.

This is the pause that surprises people most — the kitchen looks nearly finished and then goes quiet. Backsplash tile can’t go up until the counters are set, and the sink and cooktop can’t be installed until there’s something to set them into. We plan the rest of the house’s punch work into this window so the crew isn’t idle, but the counters themselves simply take the time they take.

What is the last stretch like?

Countertops set, then plumbing and appliances connected. Backsplash tile, grout, caulk. Final electrical — fixtures hung, switches and outlets trimmed out, under-cabinet lighting aimed. Paint touch-up. Hardware. Final inspection. Then a walkthrough with you, a punch list of the small specific things, and a second walk once they’re done.

The finish stage is where quality is most visible and most rushed by firms working to recover lost time.
